Project overview / The Brief / Design Innovation

  • Saunders Boston (SBL) commenced design work on this prototype  in 2012
  • In essence, both 75m/2 and 95m/2 prototypes are designed with 3 layouts then can quickly adapt to the needs of a couple or individual;

-Layout 1

For resident(s) with no care needs who require an up-market city style apartment large enough for entertaining and accommodating friends and family.

- Layout 2

For resident(s) with low care needs

- Layout 3

For a resident with high level care needs / dementia & a ‘Carer’ with a separate ‘quarters’

The flat can easily and cost effectively be remodelled into any layout. Internal walls are non-load-bearing and the mechanical and electrical services / risers remain in the same location regardless of the layout.

The ground breaking flexible apartment concept, designed by Darren Heffer, was promoted by the following;

- Darren’s extensive work in the Extra Care sector over 18+ years, which in his experience has not seen any fundamental changes in the design of standard 1 and 2 bedroom extra care flats

- The fact that current flat designs have limited flexibility to adapt to individuals changing health / care needs.

-The changes in tenure mix over the last 10 years, whereby 100% rented schemes that were typical 10-15 years ago are now shifting towards a mix of rented, shared ownership and even outright sale. This largely due to a lack of public funding.

- Consideration of what may attract the home owning equity rich older age bands into an Extra Care development

- Discussions with RP’s and Private providers of older persons / retirement housing and how they see market trends developing

- Understanding the desires / needs of the next generations and their views on current older persons housing model options

  • Amongst other guidelines, the design takes into account the Housing our Aging Population; Panel for Innovation (HAPPI) recommendations
